楼市是否已经降温？国家统计局回应
国家统计局新闻发言人付凌晖16日表示，7月份，70个大中城市商品住宅销售价格涨幅延续回落态势。下阶段，房地产市场有望保持平稳发展。

有记者提问：我们看到最新公布的固定资产投资数据中，房地产开发投资同比增长12.7%，两年平均增长8%，比前6个月回落0.2个百分点。今天公布的7月份70个大中城市房价数据也显示，各线城市，不管是新房还是二手房，环比涨幅都是回落或者转降，同比涨幅回落或与上年相同。怎么看待这种变化？楼市是否已经降温？
对此，付凌晖说，今年以来，随着经济恢复特别是融资条件的改善，部分地区的房价上涨比较明显。对此，相关部门加强了市场调节，落实城市的主体责任，抑制不合理需求，促进房地产市场总体趋稳。7月份，70个大中城市商品住宅销售价格涨幅延续回落态势。从房地产销售和投资来看，房地产市场总体保持稳定。1-7月份，商品房销售面积两年平均增长7%，比上半年回落1.1个百分点；房地产开发投资两年平均增长8%，回落0.2个百分点。
下阶段，各地区各部门坚持房住不炒，持续稳地价、稳房价、稳预期，继续完善“多主体供应、多渠道保障、租购并举”的住房制度，房地产市场有望保持平稳发展。
